Today the land of Texas is becoming one of the faster growing areas when it comes to real estate, and it is known for the beautiful lakes and rivers, rolling hills, diverse wildlife, and southern way of living. There is a lot of acreage for sale in Texas, and among that you’ll find hunting land, farm land, luxury real estate , and working ranch land for sale. If you are looking for quality ranch land in the state of Texas, there are quite a few things that you are going to need to keep in mind. So, if you’ve been wondering how to choose ranch land in Texas, here are a few tips that will help you choose the best land for your ranching needs.
Tip #1 – Make Sure it Has a Water Source – When you are looking for ranch acreage for sale in Texas, one of your main concerns is going to be water. You need water for livestock, for any crops you plan on growing, and you may even need it for your home. If you’re looking for hill country ranches, then you need to ensure that the property that you are considering has a good water source. This is actually one of the most important concerns you should have when you are looking at these ranch country properties. Without water you’ll find it hard to run your ranch, so make sure that you have the rights to water on the property before you make the purchase.
Tip #2 – You’ll Need Plenty of Grass – You’ll also need to make sure that the property that you are considering will provide you with plenty of grass as well, especially if you plan on having livestock on the property. While you can provide them with hay and other feeds, it can be awfully expensive. In this regard, check out the soil types and rainfall average for the area to assess the grass growing potential. In addition, be aware of Weeds – Yes, you really need to know the types of weeds present on a property of interest. Tip #4 – Be Sure there are Clear Boundaries – You need to be sure that you know where the boundaries of the property are and that they are clearly marked as well. Good fencing is a great way for these boundaries to be marked clearly. We recommend to our clients that they walk or ride the boundaries to fully understand the property.
Tip #5 – Know how much of your potential property may be in a Flood Zone – Take the time to do some research to find out if the ranch acreage you are considering has partially flood zone areas or is totally in a flood zone. The last thing you want to worry about is dealing with land that floods, which can result in the loss of feed, buildings, and even your livestock.
Tip #6 – Look at the Access – It’s also important for you to research the access to the property. Is it accessible via easement, if so, is it exclusive? Will you be responsible for maintenance? What kind of roadway provides access to the property? Is there more than one entrance point? All important questions for which you should know the answer before buying.
Tip #7 –What is the status of the mineral interest of the property? Will yoiu be acquiring some or all of the mineral interest or will another party control that property interest. Remember that the mineral estate is dominent in Texas so research this aspect of the property thoroughly.
Tip #8 – Consider the types of Wildlife already on the Property – Last of all, when you are looking for quality ranch acreage for sale, it is extremely important that you consider the types of wildlife already on the property you are considering. There are some types of wildlife that you may not want on your ranch property, since they can be dangerous to the livestock or destrive to the property. You don’t want any sudden surprises when you purchase your ranch property, so make sure that you learn about the wildlife that is on the property before making the final purchase.
